Cracks, rust, chipped edges
If damage to balconies is recognised and repaired at an early stage, the costs are usually manageable. The basis for this is regular inspection, expert damage analysis and a sophisticated refurbishment concept. StoCretec offers suitable repair systems such as reliable seals, surface protection for parapets and cantilever soffits or mortar for the repair of concrete members.
Water is one of the main causes of damage to balconies. Water can penetrate the concrete cantilever slab through detachments or cracks in a balcony coating, leading to corrosion (rust) on the steel reinforcement and frost damage. What is initially more of an optical defect can later affect the load bearing capacity of the balcony - to the point of restricting its use.
Before starting the renovation, an expert planner should analyse the damage and draw up a repair concept. If the damage is only superficial, reworking the coating may be sufficient for visual reasons. A new sealing coat, for example with StoPur VR 100 from StoCretec, can enhance the appearance of the floor. To increase slip-resistance, Sto Ballotini solid glass beads are added to the sealing coat.
Sealing balcony floors permanently
If the coating is no longer waterproof, it is advisable to remove it completely. This will show whether the cantilever slab is also damaged. If this is not the case, a suitable coating system can be applied to protect against water and exterior influences. The cantilevered slab must be carefully cleaned and prepared with a suitable abrasive so that the priming coat adheres securely. Sealing can be carried out with or without a fleece inlay, depending on the system structure. The StoFloor Balcony Waterproof EB 200 system solution from StoCretec has been tested as a seal with and without nonwoven in accordance with EAD 030350-00-0402. By scattering coloured acrylic decorative chips, the balcony surfaces can be individually designed and made slip-resistant. A transparent sealing coat is used to optimally incorporate the decorative chips - filled with Sto Ballotini solid glass beads for greater slip-resistance if required.
Restoration of concrete damage
If there is damage to the building fabric after removal of the existing coating, this must first be repaired. The StoCrete RM F floor repair mortar is designed for partial defects without structural relevance. The StoConcrete Screed Prime StoCretec system, consisting of protection against corrosion, a bonding agent and the StoCrete TG 104 or StoCrete TG 108 screeds, which can be installed in different layer thicknesses, is suitable for extensive repairs. Damage to balcony parapets should also be repaired immediately. Spalling can be repaired quickly and easily with StoCrete SM. Coated with a surface protection system, e.g. StoConcrete Protect V, the parapet is once again permanently protected against weather and pollutants and can be coloured at the same time.
