Multi-Residential Building: Balcony Refurbishment for Lasting Value and Enhanced Living Comfort
Balconies are far more than just extensions to a building facade. They provide additional living space, a place to relax, an outdoor lounge, and an enhanced quality of life. For this reason, the owners’ association of a residential development comprising 35 apartments in Heusenstamm, near Frankfurt am Main, Germany, decided to future-proof their balconies through a comprehensive refurbishment programme.

The condition survey revealed that the balcony slabs had been exposed to significant weathering over several decades. The main causes were the absence of adequate drainage measures, insufficient concrete cover, and age-related deterioration of the reinforced concrete structure. Corroded reinforcement steel, concrete spalling, cracking and debonding within the existing coating system were identified. In some areas, carbonation of the concrete had already reached the level of the reinforcement. At the same time, it became evident that the existing concrete cover no longer reliably met current requirements.

To increase the load-bearing reserve of the balcony slabs, the carbon reinforcement mesh Sto S&P ARMO-mesh 200/200 was embedded in StoCrete TG 104 on all 16 balconies. This measure also increases the concrete cover across the entire surface and helps protect the existing steel reinforce-ment against corrosion.

For long-term protection and an attractive appearance of the balcony slabs, the consulting planner selected our waterproofing system StoFloor Balcony Waterproof DL 300. The system prevents water from penetrating the structure and thus reduces the risk of costly consequential damage. At the same time, its robust and visually appealing finish provides a modern, attractive appearance that remains durable over the long term. The incorporation of coloured acrylic chips further enhances the slip resistance of the surface.

StoFloor Balcony Waterproof DL 300 has been tested in accordance with EAD 030350-00 0402 and fully meets the requirements for both directly and indirectly trafficked waterproofing systems in Germany with regard to service life class W3 (25 years), climatic conditions and temperature re-sistance. The detailing of the vertical surfaces was carried out using the waterproofing product StoPma EZ 380.

A further benefit is the transparent StoPma DL 300 sealing coat. It securely binds the coloured StoChips used for the visual design into the surface and improves ease of cleaning. The sealing coat is UV-stable and weather-resistant.

The balcony soffits, edge details and supporting beams also make a significant contribution to both the overall appearance and the long-term durability of a property. Exposure to weathering, moisture and natural ageing processes had resulted in damage and visual deterioration of the concrete sur-faces in Heusenstamm. A professionally executed refurbishment protects the structure and signifi-cantly enhances the appearance of the property.

With the StoConcrete Protect V surface protection system, comprising the fairing coat StoCrete TF 200 and the high-performance coating StoCryl V 100, the concrete surfaces are now provided with long-term protection and a visually attractive, uniform finish.

The refurbishment therefore helps to preserve the value of the property over the long term, signifi-cantly enhance the quality of living and enable residents to enjoy their outdoor spaces for many years to come.
